RHA's Rent Right Decision Model
Making the decision to rent to a potential tenant EASY!
Resident selection is one of the most important responsibilities you
have as a rental property owner or manager. Making the right decisions
can help you reduce bad debt, maintain occupancy and stay compliant with
regulations. RHA’s Rent Right assists you with these decisions by
providing an easy to understand scoring model allowing you to screen
every applicant in a consistent manner. RHA’s new Rent Right
Scoring Model provides a credit recommendation (Accept, Accept with
condition, Decline) that takes the guesswork out of making crucial
rental decisions. By using the RHA’s Rent Right recommendation
every applicant is evaluated equally and could help mitigate Fair
Housing litigation.
RHA’s Rent Right Decision Model provides subscribers
with:
- Verification of information on the rental
application
- Objective analysis of applicant’s credit
report
- A rejection letter, fully compliant with the
FCRA laws, if applicable
- All the information you need to make a sound
rental decision regarding credit, in a easy-to-understand format
- What you avoid:
- Bureau-required on-site inspections of your place of business
- Potential inconsistent decision making, which may lead to claims
under federal fair housing laws
- The task of reading and understanding complex credit reports
- The potential of sensitive consumer data falling into the wrong
hands
RHA’s Rent
Right Decision Model Credentialing
In order to receive RHA’s Rent Right Decision, RHA needs to be
able to ensure our members are in compliance with the Fair Credit
Reporting Act (FCRA). Therefore there are credentialing requirements for
each member who participates in our Tenant Screening Services. These
requirements are mandated by our credit bureau, TransUnion and Experian.
They help RHA balance business sensitivity with prudent policy.
Being qualified to receive this information isn’t hard either.
The cost for the new credentialing is $30, and RHA will need to
have the following on-file before running any screenings for it's
members:
A completed and signed RHA Membership
Application
A separate Letter of Intent
Service Agreement meeting all required terms set
forth
Verification of Identity
- Owner's government issued photo identification such as driver's
license will need to be photocopied
Verification of Financial Records
- A copy of blank deposit slip or voided check where rent is deposited
is required
Verification of Ownership
- A copy of either County Tax Assessor’s Bill or Escrow Closing
Statement will need to be provided. Plus a copy of one of the following:
deed, property insurance, utility bill, flood certification or title
insurance.
Valid Need of Report
- A copy of either a signed rental application or lease
RHA members who do not meet the criteria of the bureaus’ new
rules and who decide against the use of RHA’s Rent Right Decision
Model may continue to order and receive all other types of RHA reports,
including criminal background and public record checks.
Why the charge? All of your information will be sent
over to Fidelity Information Corporation for inspection. Fidelity is
underwriting the credentialing for our members to be able to access
Experian credit reporting data.

Applicants who do not have at least one trade will be declined
Applicants who do not have a credit file listed with the credit bureau
or: Social Security Number does not verify, Social Security Number was
issued before they were born, Social Security Number used in death
benefits, NO HIT, etc. will be declined.
